In as little as five years ago, it was not easy to find newer ultra luxury, three-bedroom beachfront condominiums for purchase along Marco Island’s crescent beach on Collier Boulevard.  Since then, both the Vera Cruz and Belize residences at Cape Marco were built along with the lovely Madeira, all with resort amenities you would expect from world class luxury high rises!

There are 60 condominiums for sale at the Cape Marco gated community (Merida, Monterrey, Tampico, Cozumel, Belize, and Vera Cruz) from 2-bedrooms to penthouses with up to 5-bedrooms and there are 25 condominiums for sale at the Madeira, the newest beachfront high rise.  If you love gated communities with swimming pools, tennis courts, workout facilities, extravagant lobbies, walkways to the beach and more, then this is for you! 

Some of the residences available for purchase will be in a decorator-ready state, where the buyer selects and pays for the flooring, painting and fine furnishings.  Many of these properties were purchased by real estate investors and speculators during the height of the boom, rather than by an end user.  At the other end of the spectrum, other residences may be for sale completely furnished and ready for the buyer’s enjoyment.

What purchasers need to be aware of is there are no longer any beachfront lots for future high rises in Marco Island.  An existing building would need to be torn down to make room for a new high rise, and we don’t see that happening anytime in the future.

Bottom line, there are great values in the Marco Island luxury condominium market!  Prices are well below the replacement cost and sellers have become more reasonable with their pricing over the past four years. 

It will be interesting to watch and see what will happen with the property values when the inventory goes from 85 down to only 25.  I know what will happen, do you?

A colleague recently shared an article with me and a quote from Donald Trump.  I found both to be very true and wanted to share them with you.  Donald Trump said, “Two years ago I was telling people, don’t buy real estate because the prices were too high… now I say BUY!  This is when you’re gonna make big money because the prices are shockingly low!  You’re gonna make your money in the bad market, not in the good market.  Gotta get out, negotiate and make the deals.” 


Why the Timing is now!


  • There are still plenty of existing Naples homes and Marco Island homes on the market that are in jeopardy of falling into foreclosure.  For the most part, these homes are not located in income-producing communities that can offset one’s annual carry and would qualify as an income producing investment property.  However, their existence has gone a long way in keeping the prices down for this long a period of time.  What it cannot do with the builder inventory depleted is push prices below its cost to build.


  • The ability to purchase at or near the bottom of the market provides that much needed security that your investment has a greater chance of increasing in value over time.  Southwest Florida, Naples real estate in particular, is very much in demand.  There is little doubt, in my opinion that this market will rebound over time.  What’s less certain is how long and how much.


  • With new construction (a much more viable purchase option) still at or near cost, you can take advantage of market conditions to secure the best locations for prices, which can’t be duplicated much longer.


  • In addition, buying prime locations that are INCOME PRODUCING properties at or near cost is an opportunity that may not last much longer, thus conditions are perfect for investment portfolio diversification that, once again, includes Marco Island and Naples Real Estate


What to look for



  • While annual rentals are always an option, this turns you into a landlord situation and the tenant risk factor increases as well.  With the deals presently available on the market, the people choosing to rent tend not to be able to buy.  Getting the ideal annual rental tenant who will take care of your place as their own and continues to meet all of their financial requirements may not be the norm.


  • The primary location properties, for the most part, are going to be located in gated lifestyle communities.  The seasonal renter offers the best solution for income production. The most ideal would be those communities that have bundled golf as well, which allows you to transfer those golf privileges to those renters.  They will pay the highest rental rates and help you offset most of your annual expenses.  In addition, they will do that in only 3-4 months!


  • The seasonal rental season in SW Florida breaks out as follows:


  • Jan – Feb – Mar – Prime Season – with maximum rental options
  • April – Generally can be rented 50% of the time.


  • Dec – Generally can be rented 25% – 35% of the time.



This gives you between 3 and 5 months of income potential a year.  If the community can draw top dollar and you can purchase within the established parameters, you can cover most, if not all, of your annual expenses with 7 to 9 months left for your personal use.


  • Make sure that before you purchase, you have received references in that community that you can contact.  You should determine, first hand, the rental opportunities and earned income potential.

If you haven’t visited the Naples Zoo in years, you are in for a special treat when go to this nationally accredited zoo and historic gardens with a full day of fun activities.  There are alligators, monkeys, birds, bears, reptiles, zebras, white tigers, lions, kangaroos and the list goes on and on!

There is a brand new bear exhibit that showcases the surroundings of bears in both today’s world and yesterdays.  This is one of the largest bear exhibits in Florida and the two bears enjoying their new home came from a cruel existence of living inside a small cage.  They had never even stepped on grass until now.  Needless to say, they are extremely happy, healthy and are a blast to watch!

You won’t want to miss the special Meet the Keeper series where you can speak with professional zookeepers and observe animals up close while they are having a snack.  You’ll receive the daily schedule as soon as you walk through the door and these sessions happen throughout the day.  Zookeepers at animal exhibits explain everything you ever wanted to know about that particular species and they gladly answer any questions, too.  They let you know how they remain safe around dangerous animals, where the animals came from, and how they care for the animal’s physical and mental well-being through behavioral enrichment programs.  Best of all, the zookeepers explain how you can help some of these species yourself!

Don’t miss the boat ride that will take you closer to the monkey habitat called the Primate Expedition cruise.  Plus, there are amazing shows such as Planet Predator with exotic cats and Serpents: Fangs & Fiction showcasing reptiles and snakes.

The animals are treated so well that during hot and humid days, they may have their own personal fan and mist system for comfort!  The botanical gardens are lush and tropical and even on the warmest days, there is plenty of shade and fans with cool mist for people, too!  We visited twice this year on the hottest of days and were very comfortable, but be sure to wear your walking shoes.

This property started out as botanical gardens and in 1919 had 3,000 species of tropical plants!  You’ll see tropical species that you may have never seen before along with towering palm trees and humongous ficus trees.  Thank goodness the property was purchased in 2004 and the zoo is now a 501(c)(3) charitable organization, rather than chance the possibility of future development and bulldozing.

You may pack a lunch to take with you or there is a full-service Subway on site with a picnic pavilion and plenty of drink stations scattered throughout the park.
